合法性？税？

任何人，无论有美国居留身份与否都能在美国置业。

每年要交物业税（property tax），税率一般是屋价的1.1％。

但每个地方略不同，如填海区会有额外的填海费；某些没有工商业税收收入的城市有特别税项给本区的公立学校等等。
还有的是，除非是旧式的独立屋，现在新建的小区都有管理费（Association Fee）
买Apartment的9成以上有这个Association Fee。

看来肥肥你还不是美国籍啊？
美国是最欢迎别家的人来买它的产业了，只要不是地标之类的惹争议目标。一般的民用产业你有银子的买多少都行！
要身份的原因是因为外国人没资格办贷款，要的只能一次过现金交易。

没身份的却能在美国买物业的非富则贵呀。问问国内的官老爷们看是不是了？！

所以偶看到一有钱的(据说是不敢回去了)拿一大箱的现金砸上去..直接买的....

Your taxes are based on the assessed value of your house and the tax rate (mill rate) set by Municipal Council. This value can't be greater than the market value of your house. The more a property is worth, the higher its market value assessment . They also give you a mill rate like .012 or 1 per 1000 then they multiply this by the rate to determind your property tax.

For example
Market value:125,000
Assessed Value:80000
Mill rate:.012

80000*.012=your property tax.

Most of them didn't pay their taxes or didn't pay enough, how could they explain with all the cash in their account and how could they afford to buy a home if they are dirt poor?

他们不能解释为 境外携带来的财产 吗? 这样的钱也需要交税?

I don't think they care ur visa status when you buy a house, they only check your credit history, if you need get loan, and obvious if you just came to US, you don't have crredit at all, and therefore you could not get a morgage loan, and if you have good credit if u r not PR or citizen, you need to put down 20% down payment, and pay higher interest, but if you got enough cash who cares wat visa status you have?
